Why do I need a real estate lawyer?

 

Contract Review/Negotiation.

You might be told that the contract you signed is boilerplate. And that’s true. But many times, things are left blank, left TBD, or incorrectly completed. You need to have an attorney review these items and make sure you’re protected, and that they are correct. I will also explain terms to you that you may not understand, in language that you do understand.

Inspection Negotiation.

What happens when you find something wrong with the home? Could be major, or not. Sometimes things that seem major are not, and sometimes things that don’t seem major, are. I will help you navigate and negotiate the repairs of these items, or credits given for repair of these items, and help you feel comfortable with the process. I will also make sure the lender who is involved in the transaction is aware of the credit, if given, so it can be properly accounted for.

Closing, Title and Loan Documents.

I’ll be the one to explain your loan documents to you at closing. Title company representatives will not do it. Attorneys make sure that you understand the documents that you’re signing, help you to review the numbers, and review title, deed and survey to make sure you property is being conveyed properly and legally to you. I will explain it in terms you understand, without all the legalese.
